Why Scotland is treated separately
Scotland is one of the four nations of the United Kingdom but operates its own legal system distinct from England and Wales. Scottish law is a hybrid of civil-law and common-law traditions. Scotland has its own land-registration system, its own courts (with no UK-wide first-instance criminal jurisdiction over Scottish matters), its own insolvency regime for personal bankruptcy (sequestration), and its own charity regulator. Any due diligence touching Scotland — especially on property, courts, or charities — needs the Scottish-source check, not the English-source check.

Scottish Courts and Tribunals Service — Judgments

Useful for: Court of Session (civil supreme court), High Court of Justiciary (criminal supreme court), Sheriff Appeal Court, Sheriff Court, and Justice of the Peace Court judgments. The Court of Session deals with senior civil and commercial matters.
Limitations: Published judgments only. Sheriff Court coverage uneven by sheriffdom.

UK Supreme Court — Scottish Civil Appeals

Registers of Scotland — Land Register
Type: Modern Scottish land register. · Maintained by: Registers of Scotland.

Useful for: Indefeasible title to Scottish land registered under the Land Registration etc. (Scotland) Act 2012 and predecessors. Progressively replacing the older Sasines Register.
Limitations: Scotland-only. The Land Register has not yet completed conversion of all Scottish land; some titles still sit in Sasines.

Type: Older Scottish deeds register. · Maintained by: Registers of Scotland.

Useful for: Title to Scottish land not yet converted to the Land Register. Many older titles still sit here. A deeds-based system, predating the modern Land Register.
Limitations: Conversion to the Land Register is progressive; some unconverted land remains.

Useful for: Scottish sequestrations (personal bankruptcy), Protected Trust Deeds, and Debt Arrangement Scheme — the Scottish personal-insolvency framework.
Limitations: Scotland-only personal insolvency. Corporate insolvency in Scotland follows UK-wide Insolvency Act 1986 framework but the courts hearing matters are Scottish.
